Opening of Play ground Park

Ziani is reopening the Playground park on June 19.

  • Use at your own risk
  • Face masks are strongly encouraged!
  • Do not enter if you feel sick!

  • Practice social distancing of 6 feet from others
  • Self sanitize - Wipe down playground equipment before and after use

Annual Meeting Reschedule

January 2020 - Due to a lack of quorum, the required annual members meeting for 2019 was not accomplished. The Board of Directors will attempt to hold the 2019 annual members meeting on one of the following dates at 5:00 pm in the C.A.L.M. offices:

  • February 12, 2020
  • March 11, 2020
  • April 8, 2020

If a quorum is accomplished during any of the above dates, then the 2020 annual members meeting will be held in December as noted below. Please remember that you may send in your proxy in order for the association to hold the required meeting.

Parking at Ziani

According to the Ziani “Declaration of Covenants, Conditions and Restrictions” document (located under Documents), residents should follow the following regarding parking:

Section 3.6. Parking. No truck or van with more than 3/4 ton capacity, boat, trailer, recreational vehicle or commercial vehicle shall be parked, stored or otherwise kept on any portion of the Property for more than 24 hours, except that any of the foregoing vehicles may be stored in the garage on a Lot so long as the garage door is fully closed while such vehicle is located therein. The term “commercial vehicle” shall include, without limitation. All autos, trucks, vans and other vehicular equipment, which bear signs or shall have printed thereon any reference to a commercial undertaking or enterprise. Commercial vehicles in the process of loading or unloading shall not be considered “parked” so long as such vehicles shall not be kept on the Property overnight. Further, The Association may promulgate further rules and regulations affecting the parking of any vehicles on the Lot which appear in the best interest of all Owners.

Section 9.12. Street Parking. No vehicle may remain parked on a street area for more than 1 hr., except that vehicles of guests who are visiting an Owner may park in the street for a period not exceeding 4 hours if there is no room on the Owner’s driveway. However, any cars so parked must not be parked in such a way to hinder ability to pass on the Street, hinder access to any driveway, or to create a safety hazard. The Association shall have the right to tow repeat offenders’ vehicles after placing a warning notice on the offending car one time.

It is recommended that residents contact the HOA when they will have special situations where they will have visitors parking their cars in the street. These situations might include when friends or family will be staying for vacations, parties or gatherings and they will have to park their cars in the street when the driveway is full.

Submit your Architectural Review Committee (ARC) application for any paint color approvals before you start your home improvements, even if you select an approved color below. Contact the Community Manager for copy of this form.

The original colors from the Ziani houses were from Color Wheel Paints & Coating, which might not be available these days. Sherwin Williams and/other paint stores might color match the existing colors at your request. You will need to provide the new color code and include the color sample with your ARB application.

If your preferred color is not listed below, contact the Ziani HOA to discuss possible approval options.
