Oct. 2020 - We are in the search of individuals interested on being part of different Ziani Committees. Our Board of Directors is charged with protecting, serving and enhancing the common assets of our community. Serving on the Board or its committees can be a very rewarding experience. Please consider your involvement!
From increasing our community's aesthetic appeal and eliminating neighborhood crime, to creating a more influential voice in regional issues, the opportunities to benefit our assets from being a part of a community association lie waiting to be seized. The possibilities are limited only by our ability to work together.
In order to succeed and reach our community’s potential, it needs the support and involvement of its members. Just think of the goals that can be achieved when we all work together for the betterment of our community. Instead of perceiving our association as an obstacle to overcome, try thinking of it as a tool to help us create a more comfortable life-style. But, like any tool, we need to learn how to use it effectively before it can do any good. Get involved, stay informed and do your part. You won't be sorry!

August 2020 - Riker's Roadside Services, LLC is the new towing company that Ziani HOA is using for towing vehicles that are unauthorized or illegaly parked in the community. If your vehicle is remove, please contact them at 407-855-7776. They are located at: 630 E. Landstreet Rd, Orlando, FL 32824

All homeowners are also invited to the HOA monthly meetings (schedule is posted under the Board Meetings tab) to discuss their architectural improvement plans. Please let Marcia know in advance that you will like to present your architectural plans on a meeting so she can schedule a time and date to present your plans.

Annual Meeting Reschedule
January 2020 - Due to a lack of quorum, the required annual members meeting for 2019 was not accomplished. The Board of Directors will attempt to hold the 2019 annual members meeting on one of the following dates at 5:00 pm in the C.A.L.M. offices:
February 12, 2020
March 11, 2020
April 8, 2020
If a quorum is accomplished during any of the above dates, then the 2020 annual members meeting will be held in December as noted below. Please remember that you may send in your proxy in order for the association to hold the required meeting.

**UPDATE** - Quarum was not met on any of the above dates that the Annual Meeting was scheduled. The Annual Meeting will be held on December 12, 2020 as noted on above.

Parking at Ziani
According to the Ziani “Declaration of Covenants, Conditions and Restrictions” document (located under Documents), residents should follow the following regarding parking:
Section 3.6. Parking. No truck or van with more than 3/4 ton capacity, boat, trailer, recreational vehicle or commercial vehicle shall be parked, stored or otherwise kept on any portion of the Property for more than 24 hours, except that any of the foregoing vehicles may be stored in the garage on a Lot so long as the garage door is fully closed while such vehicle is located therein. The term “commercial vehicle” shall include, without limitation. All autos, trucks, vans and other vehicular equipment, which bear signs or shall have printed thereon any reference to a commercial undertaking or enterprise. Commercial vehicles in the process of loading or unloading shall not be considered “parked” so long as such vehicles shall not be kept on the Property overnight. Further, The Association may promulgate further rules and regulations affecting the parking of any vehicles on the Lot which appear in the best interest of all Owners.
Section 9.12. Street Parking. No vehicle may remain parked on a street area for more than 1 hr., except that vehicles of guests who are visiting an Owner may park in the street for a period not exceeding 4 hours if there is no room on the Owner’s driveway. However, any cars so parked must not be parked in such a way to hinder ability to pass on the Street, hinder access to any driveway, or to create a safety hazard. The Association shall have the right to tow repeat offenders’ vehicles after placing a warning notice on the offending car one time.
It is recommended that residents contact the HOA when they will have special situations where they will have visitors parking their cars in the street. These situations might include when friends or family will be staying for vacations, parties or gatherings and they will have to park their cars in the street when the driveway is full.
